WHY CASH FLOW POSITIVE?
Quite simply, if you buy a cash flow positive property you have
more money in your pocket at the end of each financial year than
you would have if you hadn't bought the property. This is because
the rental income, when combined with the tax refund that you get
on certain properties (if you are a taxpayer) exceeds all expenses,
even including interest on the entire purchase and all the
acquisition costs.
WHY CASH FLOW POSITIVE and CAPITAL GAINS?
As far as we are concerned, buying a cash flow positive property
isn't enough. The property must also have scope for capital gain.
For example, you might make $1000 a year in positive cash flow on a
particular property. However, this is not going to help you achieve
your wealth creation and early retirement goals. But if this
property doubles in value in 10 years, it will. Particularly, if
like many of our clients, you manage to accumulate five to 10 such
properties or more.
A property with scope for capital gain must be in a unique
location, rents must increase faster than inflation, strong capital
gain factors must be present and it must be dripping in
depreciation allowances.
BEST INVESTMENT PROPERTIES WE CAN FIND
Let's face it; it is getting more difficult to find property
investments that are not negative in cash flow (negatively geared).
The good news is that they still exist and The Cameron Bird Group

As property investment consultants, our role is to source the
best possible investment properties we can find in locations around
Australia. In other words, we can be your eyes and ears when
searching for good investment property.
We thoroughly research our markets - we travel, we consult, we
analyse and we draw on our experience as we forecast. We also have
established long-term relationships with property developers who
can consistently provide us with the stock we are looking for.
We have extensive contacts in the industry. Usually the properties
we list are not available elsewhere in the marketplace. You can
only find them through us.
We obtain valuations from bank valuers, depreciation schedules,
body corporate details, income streams, local council statistics
and then we build a financial model which we can tailor to each
investor's individual circumstances.
As you might expect, with such tough criteria we rule out about
95% of the properties we inspect. It's only after we are satisfied
that a property's cash flow is good, there is potential for solid
capital gain and it is not over-priced that we then package it up
for presentation to you, our investors.
We then alert our clients and subscribers to a property using
our free email Property Alert. We highlight
the details of our proposed recommendation, the reasons why we
recommend it, the cash flows, the bottom line and generally all
information an investor would need to make an informed
decision.
The good news is you don't have to pay for our services; they
are totally free as the vendors pay our fees.

We tend to be rather conservative in our thinking and consequently
we offer the opportunity for a face-to-face meeting to all of
our potential investors before recommending a particular investment
strategy or property. We conduct regular one-on-one meetings in
Sydney, Melbourne and Brisbane and in other states as needed.
However, we will never pressure you. We leave it entirely up to
you whether you want to request further details from us. Our mortgage brokers and
financial advisers
are available if you need them, but again, there will never be any
pressure from us to use them.
